The new school year is quickly returning alongside some miserable weather. Warlies Garden, in Horseshoe Hill near Epping, might be more known for it's historical connections - but one former owner's installation of an outdoor bar means you can enjoy summer all year round.

Essex has a huge number of fantastic pub gardens where a beverage (or few) can be drunk whilst enjoying the summer rays. During the summer months, many a pub can be found packed with punters enjoying the fine weather and a drink.

With this property, on the market by Savills with a guide price of £2.25m, the owner will be able to have complete, exclusive access to their own bar which will be perfect for hosting friends and family. The cosy garden space has two stall chairs and a bench nearby, but add an outdoor heater and this could be a wonderful place to relax all year round.

The four-bedroom property, set across more than 3,000 square foot of land, used to be the head gardener's cottage and laundry for the nearby Warlies Estate between Epping and Waltham Abbey.

The Warlies Estate has an interesting history. In 1851 it was sold to Sir Edward North Buxton, 2nd Baronet. Sir Edward's father, Sir Thomas Fowell Buxton, was a philanthropist whose important work in the abolition of slavery is commemorated on the Bank of England's £5 note.

The estate remained with the Buxton family until 1928 when it was sold to Dr Barnardo in 1928, who opened a home for 53 girls aged between 15 and 30 who were unable to take up normal work. The physical care of the children in Banardo's home was considered ahead of its time and reports indicate the children were educated in health and hygiene ‘above their class’.
